Q: I am wanting to build a metal framed house on the Texas coast it would need to withstand 120 mph winds at 3 sec. gust. All of the builders I have contacted can meet these requirements but none have been able to proved or tell me how to build a pier system to get the house off the ground 10'and still be able meet Texas wind storm requirements. I am in the steel manufactoring bussiness and I feel that by useing steel(galv)columes and beams with a bell holed type slad this could be done but I would need to have it stamped and designed by an engineer where or who sould i contact?

Q: I bought a 17 year old metal building that was converted into a house. It has some kind of foam sprayed on the outside top of the roof that was to act as insalation. It is worthless and deteriating. I was able to talk my wife into this crazy house/metal building by promissing her that we would ad a new roof with a greater pitch on top of the existing roof. Once this happens we intend to make the existing roof our ceiling. Do you have any contacts in the San Antonio, New Branfells, Boerne (Texas) areas that will be able to do this and do you have any advise when searching for a contractor for this type of challenge.

Q: A customer of ours has an existing pre-engineered steel building in Port Arthur, TX. The building was constructed in 1985 wherein a full height steel stud wall with (2) layers of 5/8" thick type "X" gypsum board was applied to both sides up to the underside of the roof deck. This type of construction carried a 3 hour fire rateing without a roof penetrating parapet in Wisconsin. We are trying to determine if Texas code allows the above construction to qualify as a 3 hour occupancy seperation without the need for a parapet. Thanks in advance for your help with this matter. Q: I am considering purchasing a used equestrian metal building, 120' x 250' in Lucas, Texas and relocating it to Abilene, Texas. I have been told that only the frame can be used because the existing screw holes in the siding and roof will never align with the holes in the frame.. therefore I will have to purchase new siding and roofing. Is this true? If I cannot locate the original plans is there a way to get new plans for the permit? How much should I budget for the demolition, shipping, and erection in Abilene? How do I locate someone who is capable of disassembling the building and moving it…? Thanks for your assistance! Del
A: Del, Move slowly on this adventure. I have seen where it costs more to move and re-erect an existing building than it does to build a new one. Remember you must remove all the sheeting, not so bad on the walls, but the roof is a real problem due to the mastic in the side and end laps of the sheeting. Often the walls can be reused if they are not too faded or banged up but never the roof. You must then disassemble and tag the building structure and sub-structure. Often in equestrian usage there is considerable corrosion in the lower areas of the columns, girts and sheeting unless the building was carefully maintained. To relocate this building you will need to load it on 2 or 3 flatbeds, and haul it about 200 miles. You will ...

Q: I have a metal building construction office building with R-19 roof insulation with vapor barrier on inside of the building. The space above the ceiling is used as a return air plenum. The local code officials said the roof had to be R-30 to meet the city energy code. The architect added 6" fiberglass batts without vapor barrier below the existing insulation. The building owner says this will cause moisture collection at the existing vapor barrier and mold. I say it will not due the the movement of air through the plenum and the air temperature being at about 75 degrees and 50% RH because mold is less likely not form at about 60% RH or less and the HVAC unit will remove any moisture when the air is returned to the unit by refrigeration...
A: Ron, I don't have any first hand experience with an assembly like this. I would agree with you however there should be no moisture accumulation in the conditioned cavity even in a warm moist climate. 2 comments however: 1)I would check with a local mechanical engineer or moisture control expert in the Dallas area and discuss this assembly; again I have never seen this assembly in 30yrs of Florida construction (a similar enviornment). 2)I would also check with the engineers about "free glass fibers" in this type of system. Loose glass batts tend to shed fibers when they are not contained in some way. Is the actual intake at the air handler filtered? Do the glass fibers create a risk of any kind?
